The NICE BM4000 LFAB and NICE BFAB5024 are both NICE underground swing gate motors with IP67 protection and 360° rotation capability. The BM4000 uses 230V AC with 500Nm peak/125Nm nominal torque, handles up to 4.0m/650kg at 20 cycles/hour, and is supplied as a complete kit including two motors, two BMBOX4 foundation boxes, A60 Mindy panel, remotes, photocells, receiver, and release mechanisms. The BFAB5024 uses 24V DC with 400Nm peak/100Nm nominal, handles up to 5.0m at 45 cycles/hour, and is a single motor only. Choose the BM4000 for a 230V complete kit; the BFAB5024 for 24V battery-backup high-frequency installations.

The NICE BM4000’s 500Nm maximum torque makes it the highest-torque 230V underground motor in the POWERgate Abu Dhabi range. Among 230V underground motors, the BENINCA DU.350N delivers 450Nm and the BFT ELI AC A40 delivers 350Nm. Only the CAME FROG PLUS (800Nm, also 230V) exceeds the BM4000, but the FROG PLUS is rated for 5.5m/700kg gates at a higher price. At 500Nm with 650kg capacity on 4.0m leaves, the BM4000 handles the weight and torque demands of large residential compound gates in Abu Dhabi without requiring the three-phase supply of the CAME SUPER FROG.

The NICE BMBOX4 foundation boxes included in the BM4000 kit feature an externally chamfered design with cataphoresis finish. Cataphoresis (also called e-coating or electrocoating) is an anti-corrosion treatment where the metal is submerged in a paint bath and an electric current deposits a uniform protective coating across all surfaces, including recesses and internal edges that spray painting cannot reach. For a foundation box permanently cast in concrete and surrounded by Abu Dhabi’s occasionally damp sub-surface soil, cataphoresis finish provides long-term corrosion protection well beyond standard painted or galvanised steel boxes. It is the only foundation box in the range with this anti-corrosion specification.

The NICE A60 Mindy is NICE’s dedicated control panel for the BM4000/LFAB4000 underground motor, designed to manage the motor’s 230V supply, 500Nm/125Nm dual-torque operation, 20 cycles/hour cycling, and the NICE OXI 4-channel 433.92 MHz receiver. The Mindy panel manages both motors in a double-leaf gate configuration, sequences leaf opening order, integrates the NICE EPM surface-mounted photocells, and connects the NICE BMA3 lever release mechanisms for manual override. The panel is a dedicated A6F/A60 unit — NICE does not support the BM4000 on generic or third-party control boards.

Each motor in the NICE BM4000 kit includes a NICE BMA3 lever-operated release mechanism with key. The BMA3 is an accessory that provides manual override access to the underground BM4000 motor — inserting the key and operating the lever disengages the gearmotor from the gate hinge drive, allowing the gate leaf to be manually moved during a power cut. The lever operation provides more mechanical advantage than key-only releases for an underground motor where the gearmotor’s self-locking worm screw requires deliberate force to disengage. The supplied key personalises the BMA3 to each installation, preventing unauthorised manual gate release.

The NICE BM4000 carries a 24-month manufacturer warranty. The BMBOX4 foundation boxes must be correctly positioned before concrete is poured — misalignment between the box’s output axis and the gate hinge pivot causes off-axis torque that stresses the 500Nm gearmotor throughout its service life. The A6F/A60 Mindy panel must be the only control unit used; third-party panels cannot correctly manage the dual-torque motor profile. Foundation pit drainage must prevent standing water.
