NICE L-FAB 4000 Underground Swing Gate Opener

The NICE L-FAB 4000 single motor includes a manual release wrench — a dedicated tool inserted into the motor’s release socket to disengage the underground gearmotor during a power cut. The BM4000 kit instead supplies the NICE BMA3 lever-operated release mechanism, which provides greater mechanical advantage through a built-in lever arm rather than requiring the wrench to be inserted and turned. For sites where regular manual release is expected, the BMA3’s lever design is more convenient. The wrench supplied with the single L-FAB 4000 is stored separately and must be accessible during emergencies.

The NICE L-FAB 4000 includes a mechanical closing limit switch that signals the control unit when the gate has reached its fully closed position. This electronic confirmation prevents the motor from continuing to drive beyond the closed stop, protecting both the underground gearmotor and the gate structure. For an underground motor, accurate close-position detection is critical — over-travel in the closed direction applies 500Nm of torque against the gate’s mechanical stop, which can damage the gate’s latch point, hinge, or foundation box alignment over repeated cycles.

The NICE L-FAB 4000 is supplied without a foundation box — the underground enclosure must be sourced separately. The LFAB4000 motor dimensions are 375 × 225 × 110mm, and the foundation box must accommodate these dimensions with drainage provision and correct orientation relative to the gate hinge axis. NICE’s compatible box for the LFAB4000 is the BMBOX4 (included in the BM4000 kit). Buyers ordering the single L-FAB 4000 motor must confirm the BMBOX4 or compatible box availability before groundwork begins, as boxes are cast permanently in concrete and cannot be changed post-installation.

NICE lists the A6F and A60 control units as compatible with the LFAB4000 motor for 230V underground swing gate operation. The A60 Mindy is the same panel supplied in the BM4000 kit. NICE advises checking newer catalogue references for the latest compatible options before specifying, as product ranges evolve. The control unit is not included with the single L-FAB 4000 purchase — it must be ordered separately alongside photocells, receiver, remotes, and foundation box. Critical steps before installation: confirm the BMBOX4 or compatible foundation box is available and on-site before any groundwork; verify the A6F/A60 control unit (sold separately) is in stock; plan foundation pit drainage to prevent standing water around the IP67 motor; and confirm the 2m included power cable reaches the control unit position, extending with correct-gauge cable if needed.
